At Tallgrass Property Management, we do things differently. We’re not just here to collect rent and fix maintenance issues—we’re here to build lasting relationships, maintain high-quality homes, and create a seamless experience for both homeowners and tenants.For homeowners, this means customization. From how much communication you want to custom lease terms. We offer maintenance escrows so that all your small maintenance items can be handled without interrupting your time, after all, a management company is supposed to reduce your workload. Additionally, we require homes to continue to be well-maintained. We only work with homeowners who consider their houses more than just an investment property, they still consider them homes. When it comes to your home, we have low vacancy rates, screen all applicants to the extent allowed by Kansas Law, and personally interview applicants. A big problem for homeowners, is finding issues between tenants. We combat this through relationship building with our tenants. We can’t fix a problem we don’t know about, so communication is key.For tenants, this means a personal approach, quick-response times, and treating you like a person, not a number. We know our tenants by name, check-in regularly, and promise to provide a quality rental experience.What truly sets us apart is our commitment to quality and personalization. We limit our operation to not more than 6 properties at a time to ensure we have time to dedicate to our homeowners and tenants. Our owner personally meets with every homeowner and tenant. We do video walk-throughs for move-ins to ensure protection of both the tenant and homeowner, no accusations here! Additionally, our owner will provide hands-on service for much of the maintenance. For things better suited by a licensed professional we have a strong list of community partners that perform high quality work.Our goal is simple: to create a rental experience that feels like home—for both the people living there and the owners who trust us with their investments.Our owner, Sarah Beebe, founded Tallgrass Property Management in 2022 after being a renter for years in the Manhattan market. She had great property managers, and terrible ones, you know the kind. After becoming a real estate professional, she decided that part of giving back to her community would be through a positive impact on the rental market, even if only through a small number of properties. Tallgrass Properties is a combination of the best parts of management companies she has worked with combined with a commitment to never be aspects of many others.
